Before I share my thoughts, here is the owner's (a successful Hollywood screenwriter and his son, a Brooklyn based artist) story and sentiments.
'My son and I were looking for a creative retreat, one of those spots you seem to only read about. And then, we found Burnham Hollow. The setting felt like something out of 'A River Runs Through It.' Since purchasing, the ever present sound of water cascading down the rocks and being immersed in nature has inspired us both. I wrote two screenplays and he created multiple sculptures and furniture pieces. And the meditative and relaxing nature of the property has been an incredibly peaceful haven for escaping the chaos of the city. The area is loaded with hiking options owing to the fact that it's in the Big Indian Wilderness area, 33,500-acres which contains the longest stretch of trail through uninterrupted virgin forest in the Catskills and eight prominent peaks (3,860ft being the tallest). During the winter months, skiing at Belleyare is just 15 minutes away.
The potential exists to add value to the property by finishing both the walk up attic to additional living space the river front garage to an ADU/studio space. There is also a hidden fireplace that may be able to be restored.
